How rent payments work, and why Whaleyco never touches the money.

For properties Whaleyco manages, rent is collected and routed through Moov, a third-party payment processor — not through Whaleyco's own accounts. Here's exactly how that works.

01 / ON

Owner onboarding with Moov

Before Whaleyco collects any rent on a property owner's behalf, that owner is individually onboarded as a merchant with Moov. This includes identity verification, bank account linking, and Moov's own compliance checks — the same underwriting a bank or payment processor would run for any merchant account.

02 / PAY

Tenant makes a rent payment

When a tenant pays rent, that payment is submitted through Moov's payment infrastructure, not through Whaleyco. Whaleyco's role is limited to coordinating the lease and property management side of the relationship — collecting and holding funds is not part of that role.

03 / DEP

Moov routes funds to the owner directly

Moov routes the tenant's payment directly into the individual property owner's own bank account, as that owner's onboarded merchant identity — not into any Whaleyco account first. The money moves from tenant to owner, with Moov handling the transfer.

Whaleyco never takes custody of funds

Because each property owner is onboarded as their own Moov merchant, and Moov routes payments directly to that owner's bank account, Whaleyco is never in the chain of custody for tenant rent payments. Whaleyco does not hold, pool, or transfer tenant funds at any point — Moov does.

Who is Moov?

Moov is a third-party payment processing platform that Whaleyco uses to move rent payments from tenants to property owners. Moov, not Whaleyco, handles the movement of funds, underwriting of merchant accounts, and payment compliance.

Does Whaleyco ever hold my rent payment?

No. Rent payments move from the tenant through Moov's infrastructure directly into the property owner's own bank account. Whaleyco does not receive, pool, or hold those funds at any stage.

Why is each property owner onboarded separately?

Moov requires every merchant that receives funds through its platform to complete its own onboarding and verification. Onboarding each property owner individually means payments are routed to that owner's own verified bank account, rather than through a shared or intermediary account.
